For most people, a home is the most valuable asset they will ever own. But, how much of that value depends on the surrounding environment? Along the Wasatch Front, Great Salt Lake currently sits at 33.3% of its healthy water capacity and continues to decline due to upstream water diversions. What was once viewed primarily as a local environmental concern is increasingly becoming a region-wide economic and public health issue—one that could threaten property values across northern Utah.
How a Shrinking Great Salt Lake Fuels Toxic Dust and Ecological Decline
As Great Salt Lake recedes, it exposes thousands of acres of dry lakebed containing naturally-occurring arsenic, lead, and other heavy metals. When winds sweep across the exposed area, these particles can travel dozens of miles and stay in the air for days or even weeks, exposing communities both near and far to toxic dust. Great Salt Lake dust may be linked to increased respiratory illnesses, cardiovascular diseases, developmental defects, infertility, and even cancer. Scientists have raised concerns that continued water loss could worsen air quality and increase exposure to these harmful particulates. In fact, locals have recently protested new industrial projects, citing fear that additional water withdrawals could “further drain the already shrinking Great Salt Lake, creating toxic dust that harms surrounding communities.”
The lake’s decline also threatens wetlands and migratory bird habitats, and reduces the amount of snow we get in the Wasatch Mountains. Lake-effect snow contributes 5-10% to Utah’s snowpack and is a critical water source for the Wasatch Front. Reduced snowfall means less runoff, less groundwater recharge, and increased strain on Utah’s already limited water supply. The ecological decline of the lake is not isolated—it cascades into water scarcity, habitat loss, and long-term environmental instability.
Billion Dollar Economic Cost of a Dying Lake
The shrinking Great Salt Lake goes beyond an ecological crisis, to an economic one as well. Research by Dr. Albert Garcia from the University of Utah presented by PBS Utah stated that “the effects of dust right now are around thirty million dollars, but we expect those to rise in the future.” Over the next 20 years, the negative effects of dust are projected to worsen, with “negative health outcomes and premature deaths” potentially setting the Salt Lake area community back one billion dollars.
Economists warn that these costs compound over time. Increased hospital visits, reduced worker productivity, and long-term respiratory illnesses could cost households and businesses billions. A report prepared by the Great Salt Lake Advisory Council estimated that if the lake were to fully collapse, the resulting economic losses could total $1.7-$2.2 billion per year, including impacts to industry, healthcare, transportation, and public infrastructure. Dust storms also reduce visibility, damage vehicles and buildings, and increase insurance claims—all of which raise costs for residents and local governments.
An environmental disaster at that scale imposes large external costs that could ripple through Utah’s housing market. Neighborhoods that are closer to the exposed lakebed may see reduced buyer interest. A 2025 Environmental Law Institute report, led by researchers from the University of Utah and Brigham Young University, found that there is “decreased market value in areas with elevated air pollution.” These findings suggest that there could be a meaningful relationship between the health of Great Salt Lake and value of homes across northern Utah.
In the report, researchers compare Great Salt Lake to the Salton Sea, “where dust exposure has driven up to $7 billion in property devaluation in a substantially less populated region, suggesting potentially greater implications for the Great Salt Lake region.” Real estate analysts note that even a small increase in perceived environmental risk can shift buyer behavior. Homes in areas with higher pollution levels often sit longer on the market, sell for less, and face higher insurance scrutiny. Homes along the Wasatch Front and surrounding the Great Salt Lake could face the same difficulties.
Utah’s Strong Economy
Despite environmental concerns, Utah’s economy remains resilient. The state continues to attract major investments: The 2034 Winter Olympics, large-scale tech infrastructure projects, and expansion in aerospace, finance, and AI-driven industries, which are expected to generate billions in spending and thousands of jobs. Utah also maintains one of the fastest-growing populations in the country, and as more people move into the state, housing demand increases. Utah ranks low nationally in unemployment and high in job growth nationally. This economic momentum keeps buyers in the market, even as environmental risks rise.
Utah’s population has grown by roughly 18% over the past decade, and job growth consistently ranks among the top states nationally. This rapid growth increases water demand, placing additional pressure on Great Salt Lake’s inflows—Utah’s strong economy is not guaranteed. The 2025 Environmental Law Institute Report warns that the shrinking Great Salt Lake threatens the long-term livability of the Wasatch Front and could eventually make the region “an undesirable location for businesses and additional investments.” The same economic engine that keeps home values high today could stall if dust pollution, declining air quality, and ecological loss continue unchecked.
Protecting the Lake Protects our Homes
The values of homes along the Wasatch Front are influenced by many factors, and the health of Great Salt Lake is increasingly part of that conversation. The lake’s decline is not just an environmental concern; it intersects with housing markets, public health, and long-term economic stability. The lake supports over 7,000 jobs, sustains critical wetlands, and anchors billions in economic activity. Allowing it to continue to decline will only intensify dust storms and could depress the property values in surrounding areas.
Great Salt Lake is not beyond saving, and every Utahn has a role to play. Agricultural water leasing, municipal conservation, and industrial accountability could collectively restore hundreds of thousands of acre-feet over time. Protecting Great Salt Lake could be one of the most effective ways to stabilize Utah’s housing market and safeguard its long-term economic health.
